With signs of Spring in the air, you may be thinking of putting your house on the Norfolk property market very soon. But before you do there’s a few things that you could do to ensure that your property will sell for the best price.
In this article, we have put together a few tips that enables you to get a head start before you put your property on the market:
- Take an objective look at each room of your house – and the outside. Take a notebook and make a list of the things you think need doing as you move from room to room. Remember, you won’t be able to do everything, but this will give you an idea on what to prioritise.
- Get to grips with all those odd jobs that you have been putting off until tomorrow. Those little irritations that you haven’t gotten around to doing, such as oiling the squeaky hinge on the door, fixing the dripping tap in the bathroom, or putting up those curtains that have been in the spare room for a year.
- Clean your windows – inside and out. It’s surprising how a quick clean can brighten the interior of your house.
- If you have pets, wash their bedding thoroughly and use a deodorising fabric spray on soft furnishing and covers on the sofa if they cannot be put in the washing machine.
- Declutter. Depending on the amount of time you have lived in the house, you probably have accumulated several possessions. Take a pragmatic approach – are these items something you want to carefully pack and take with you to your new home? If the answer is no, make three piles – one for items you can sell on online marketplaces or at a car boot sale, one for the charity shop, and one for the bin.
For those items you want to keep, do they need to be on display? Carefully pack anything that you are taking with you and store in the loft or garage, but don’t take too much out as you don’t want to make the house look like it’s not lived in.
- Touch up any paintwork that’s chipped or scuffed. There’s no need to repaint every room, however, if the paintwork or wallpaper looks tired or is peeling, then you will need to repaint.
- Take an objective look at each room – is there any mould in the bathroom, does the shower curtain need replacing, do the kitchen doors need replacing? Get to grips those little jobs that would normally go unnoticed, as potential buyers will probably spot them.
- Don’t forget about the kerb appeal. Spending all your time getting the house ready, it’s easy to overlook the garden, but this is the first impression potential buyers will have of your property. You don’t need a landscape gardener, just a few jobs such as trimming back large shrubs and buses, giving the lawn a quick mow, pulling up weeds on the driveway and paths, and cleaning windowsills and doors will make a huge amount of difference.
Whilst you are out in the garden, it is worth checking that your gutters and downpipes aren’t blocked or broken.
- Do you have a large garden? Is there potential for an extension? Now, we are not suggesting that you have an extension built, but you could apply for planning permission. This could add value to your house and make it more attractive to potential buyers.
- Choose the right estate agent!
When your house is finally on the market, for each viewing, give the house a quick tidy up – clear kitchen surfaces, open the curtains and blinds to let as much natural light in as possible, make the bed (it’s surprising how many sellers don’t), clean shower doors, hang up towels, keep the toilet seat down and put away toiletries. Just a few minutes before each viewing will help improve your property’s saleability.
